We Are HUD CERTIFIED

If you have an interested in purchasing a HUD home we are now HUD Certified and can submit bids for you. Buying a HUD home requires all bid submissions to go through the listing broker or selling broker. There is more paperwork than usual and the process takes a bit longer than buying a regular home. As a HUD Certified broker we have received authorization to submit bids on your behalf and can assist you with the entire process including answering any questions your may have prior to submitting a bid.

Accredited Consultant in Real Estate

Over the last several months I have performed extensive research into our traditional commission-based business model. What I have discovered is that our industry’s traditional business model is a “one size fits all” percent of sales price, that doesn’t always fit all.

When was the last time you bought “one size fits all” clothing? My guess is you didn’t and opted to purchase what was right for you.

I have determined that the cost of doing a real estate transaction contains both fixed and variable costs like every other business. The fixed costs are those activities that are generally performed regardless of the market value of the property. The variable costs are determined by the property: location, condition, price range and current market dynamics.

Katie Grellner and I have taken the necessary courses and tests to receive the ACRE certification. An Accredited Consultant in Real Estate has moved beyond being a salesperson and has gained the education to become a true real estate consultant.

My next article will go into what exactly is a real estate consultant and how consumers will now have a choice on how to pay for services. We offer a unique way to pay for real estate services that are designed to save buyers and sellers money and fairly compensate consultants all without sacrificing fiduciary responsibility and service quality.

500 Facebook Likes and 2011 Goals

Hello everyone. It’s been several weeks since I last posted to our blog. We have been a bit busy finalizing some contracts, setting our 2011 goals and giving our website a face-lift. We have big plans for 2011 including the hiring of agents in several communities to allow us to better serve our clients. We also plan on adding some unique features to our blog and Facebook page.

The first one is “100 Awesome Things To Do In Central Oklahoma”.

We  will be writing about our top 100 activities, restaurants, venues, etc. that folks can do in and around Central Oklahoma. We will have videos and photos when we can. But we before we start highlighting all the great places and things to do we have challenged ourselves to grow our Facebook fan base. We can’t do it alone so we are asking for your help. Please tell all your friends, co-workers, Facebook buddies to visit our Facebook page or our website and click on the Like Button/ link on the right sidebar.

Our goal is to reach 500 LIKES by the end of February and we hope you can help us.

2011 Expansion Plan

We are looking to add new agents in Piedmont, NW OKC, Cashion area,Guthrie, and El Reno. So if you know of anyone who might be interested in a real estate career with us let me know. We are not your typical real estate company as we expect our agents to work from virtual offices. That makes our requirements are a bit more  stringent. We want new or experienced agent who know how to use or are willing to learn how to use todays’ technology (cell phones, iPads, email, online intranets, paperless office, etc) to provide spectacular customer service and grow their bottom line.

We don’t have expensive offices or require desk fees or any of those hidden fees that can cripple an agents income. We have a reasonable commission split and that’s it. We make it simple for real estate agents to work with us.

Well, I know it’s almost the end of January but it’s never too late to say “Happy New Years” to all our friends.

New 3rd and 4th Grade Center

The renovation project involving the old Middle School is out for bid. This project will create a new 3rd and 4th grade center designed to accommodate  Kingfisher’s growing school population. Aesthetically the renovation will add elements that will complement the new Middle School to the west.

Okarche Fest

It is that time of year again! Summer is coming to an end and school has just begun. The 3rd annual Okarche Fest is coming up on August 28th! This fun filled family day occurs on downtown main street of Okarche and is kicked off at 9am with a mad dash 1 mile or 5k walk/run. The rest of the day is filled with live entertainment, varity of food venders, kiddie carrol with exciting games, and inflatables! You can also purchase a wristband for your kids which is good for the entire day for only $10.

Welcome Cecil Ingram

I’d like to introduce Cecil R Ingram as one of our new associates here at Ray Roman Realty. Cecil has been in real estate for close to twenty years and brings a tremendous amount of knowledge and expertise to our company.

Born and raised in Southeastern Oklahoma Cecil than moved to the Texas Panhandle after high school where he met his wife of 56 years.

He has worked in the oil industry also in such places as South Texas, Africa ( Libya and Sahara Desert) and Norway. He has lived in Kingfisher for over 32 years. Cecil enjoys fishing, traveling, and spending time with his family in addition to “Helping other people find the home of their dreams”.

First Time Homebuyer: Winners in Todays Real Estate Marketplace

First-time homebuyers  more than any other demographic, stand to benefit the most in today’s real estate market.

In fact, a recent survey commissioned by Move.com reveals that 23 percent of adults plan to purchase a home in the next five years and that more than half of them (53.5 percent) will be first-time homebuyers.

Consider that every time a renter buys a home, they make possible a chain reaction of transactions worth many times more than the actual value of the home they purchase. Because first-time homebuyers aren’t selling properties, they don’t put new homes on the market when they buy. As a result, first-time homebuyers reduce real estate inventories and allow existing owners to trade-up or relocate.

The growing number of first-time homebuyers suggests that conditions are finally attracting buyers back despite the critical picture in the overall economy.

In the past, high prices and large down payments made buying a home for the first-time difficult. The right mix of attractive listing prices, tax credits, improved financing and a wide choice of properties seems to be attracting the first-time buyer.

For first-time homebuyers looking to be players in today’s real estate market, Move.com offers the following tips:

-Research Your Market. All real estate is localized and the key to a successful purchase is to know the market. In fact, the real estate market is so localized that prices among similar homes vary greatly even between neighboring towns.

- Make a list of what you want. Let your realtor know your criteria in order to find homes that meet your needs. You can go search right here on RayRomanRealty.com to view homes that fit your specifications. This will give you an idea of what is possible in your price range and in the location you prefer.

- Get pre-approved. Although not a final loan commitment, a pre-approval letter can be shown to listing brokers when you are bidding on a home. It demonstrates your financial strength and shows that you have the ability to go through with a purchase. Lenders can be found in the finance section of Realtor.com.

- Make a decision. Once you find the best home that fits your needs, take action. Homebuyers often hesitate, and this could mean you miss the best home that meets your needs. If you have chosen a good mortgage broker and a sharp realtor, you should have the facts to make the right decision.

It’s Official We’re In Business

On May 24, 2010 Ray Roman Realty was registered with the Kingfisher County Clerks Office. I have waited a very long time for this moment and I can honestly say I am very excited. I hope to build Ray Roman Realty into one of the best independent real estate brokerage firms in Central Oklahoma.

In building this firm I have two very specific goals in mind.

1) To become the First Choice provider of real estate services in Central Oklahoma by delivering a level of customer service that is second to none.

2) To create an environment that attracts and retains the top Realtors in Central Oklahoma where they can succeed professionally, personally, and financially.

I have lots of things planned that I hope will help differentiate us from the typical real estate firms that exist now. I expect us to be cutting -edge but with a personal touch.
