Today I had a casual conversation with a prospective client who is thinking about selling his home. He asked me if part of my marketing strategy was listing his home on the MLS or multiple listing service. I answered “Yes” because Ray Roman Realty is in fact a member of the OKC Metro Area Association of Realtor and we have access to the MLS.
I was a bit curious about the question and asked him why he asked. He said;
Not all of the real estate agents in Kingfisher or the surrounding area list homes they have for sale on the MLS.
I asked him what he thought the reason was for them not listing homes on the MLS, and without hesitation said “They want to keep all of the commission”.
Though I have no evidence this is the case, his assumptions and thus his conclusions are troublesome. Let me explain why.
As a broker representing a seller I have made a commitment to my seller that I will do everything legally within my powers to sell their house. That means negotiations, advice, fiduciary responsibility, and of course marketing.
The MLS is the vehicle most buyer agents use to find homes for their clients.
We make it our business and are diligent about taking advantage of this service.
We also consider the syndication aspect of the MLS. When we list a home on the MLS we have the option as brokers and agents to subscribe to additional services that will add our listing to state and national online real estate websites such as Realtor.com, Homes.com. Trullia, Zillow and dozens of others. We list on over 300 nationally recognized online real estate websites.
Less Commission But Higher Client Satisfaction
We know we will have to split our commission with an agent representing the buyer. That’s fine with us because our mission is to sell your house. That’s why your hired us to begin with.
If we can expose your listing to as many prospective buyers as possible than we’ve met our marketing commitment to you and we’ve acted in a manner that is in your best interest, not ours.
In conclusion; There might be numerous reasons your house is not being listed on the MLS. Don’t be afraid to ask your agent why and if the answer is not satisfactory find another agent or broker who’ll will. you never know where you buyer will come from and the more people people that see your listing the quicker your house will sell.
